▪ Environmental compliance (UKL-UPL / AMDAL)
Numbers:
▪ Project size: $3M – $10M+
▪ Gross yield: 10–18%
▪ Net yield: 8–15% (with strong concept)
Advantages:
▪ Differentiation
▪ Premium pricing
▪ Long-term brand equity
Risks:
▪ Execution complexity
▪ Longer timeline
▪ Market positioning critical
Best for:
▪ Long-term investors
▪ Brand builders
▪ ESG-focused capital
Truth: High reward—but only if done properly.

Most investors focus only on rental yield. But in Bali, ROI actually comes from three layers:
