Expert Insights: Bali Property Market Poised for Growth in 2025

Bali property market is expected to continue flourishing in both residential and commercial sectors.

This optimistic outlook is supported by the ever-growing tourism industry and rising foreign investments, which are driving up property prices on the island.

Johannes Weissenbaeck, Founder & CEO of OXO Group, highlighted Bali’s status as a prominent property investment destination—not only within Indonesia but also across Asia—despite challenges such as regulatory changes and environmental concerns.

“The allure of Bali as a tourist destination remains a key driver of property demand, attracting both global investors and tourists,” Johannes stated during a press conference in Jakarta on 22 November, as reported by ProDaily.

Data from I Gusti Ngurah Rai International Airport reveals that Bali welcomed 4.47 million international visitors in the first eight months of 2024.

It increased 22.6% compared to the same period last year. The largest groups of visitors came from Australia, followed by India, China, the UK, and South Korea.

Johannes noted a shift in tourist interest toward emerging areas in West Bali, such as Seseh, Kedungu, Cemagi, Nyanyi, and Pererenan. These areas present new opportunities for property development while still preserving their natural charm.

“Meanwhile, well-established areas like Sanur, Seminyak, and Ubud remain favorites. However, younger generations increasingly prefer and more nature-integrated locations,” he added

The rapid development of infrastructure, including the Bali Urban Subway project, is also expected to boost property prices in areas served by public transportation. Cities with MRT or LRT systems often experience significant property price hikes along transit routes.

According to REID (realinfo.id), Bali’s property prices have grown by an average of 7% annually over the past five years, with some regions seeing even higher increases.

Additionally, Bali offers the highest rental yields in Indonesia, further enhancing its appeal as a profitable property investment hub, as reported by Kontan.

In June 2024, Bali’s property sector recorded a total revenue of $142 million, a notable 33% increase compared to the previous month.

Johannes predicts 2025 will be a year of growth for Bali’s property market, driven by increased investment interest from domestic and international buyers and government policies that support property investment.

Bali’s natural beauty, cultural richness, and continuously improving infrastructure make it a top choice for investors.

“Property buyers in Bali can be divided into two main categories: local investors seeking business opportunities and international buyers—primarily from Australia, Europe, and Southeast Asia—looking to acquire assets in a globally renowned destination,” Johannes explained.

Bali has also emerged as a global lifestyle hub, attracting international tourists and professionals seeking long-term living options.
